 INSPECTION AGREEMENT TERMS & CONDITIONS 

  1. I/We are knowingly ordering Ausinspect to carry out an Inspection & provide a written report. Video normally available within a few hours of completion of physical inspection. Report generally provided on the same day.

  2. I/We are aware that to carry out the inspection requires peak concentration by the inspector. I/We are aware that if client chooses to attend the property at the time of the inspection that the inspector be given space to concentrate on inspection of details and retain peak concentration, the inspector needs to have space so he can quietly seek the indicators of concealed faults or pest damage.

  3. I/We are aware that all inspections offered by Ausinspect are carried out by myself, Stephen Koelewyn, who is appropriately qualified and experienced to carry out these inspections, the reports are also prepared solely by myself, Stephen Koelewyn. My focus is on giving you, the client, prudent advice with regard to the property inspected. I endeavour to carry out all inspections to the applicable Australian Standards, it not always possible to fully comply with these standards due to site features and/or restrictions.

  4. I/We are aware that the Inspector is unable to gain access into areas that are deemed to be inaccessible in accord with AS-4349 and/or to areas that are considered to be unsafe. The inspector does not climb onto roofing,  the roofs and guttering will be observed from a 3.6 meter ladder and/or from a distance where possible. Copies of appropriate Australian Standards can be purchased from www.saiglobal.com/shop   As Australian Standards are Copyright, I am generally not permitted to reproduce information noted in these standards. Relevant standards are AS-4349.0-2007  AS 4349.1-2007 AS-4349.3-2010  AS-3660.2

  5. I/We are aware that the inspector will carry out a non-invasive inspection. A non-invasive inspection is primarily a visual inspection of accessible areas, the inspector will use appropriate non-invasive detection tools, no longer defined in AS-4349.3-2010, which are carried by the inspector at the time of inspection. Ausinspect is not always able to fully comply with all sections of AS-4349 as some conflict exists in these standards, however I do make every effort to work in accord with these standards where possible. 

  6. I/We are aware that pre-purchase and/or other types of property inspections are not intended to point out every small problem or any non visible defects in a building. Most minor or cosmetic flaws, for example, should be apparent without the aid of a professional.

  7. I/We are aware that furniture, fixtures, stored items, soils and plants etc’ will not be moved by the inspector at the time of the inspection. That the inspector can not see inside walls or other concealed areas and can not detect damage or defects that are not visible in most cases, some defects can be detected with the aid of non-destructive testing equipment which will be used at the time of the inspection but these tools do have limitations and can not detect defects in all circumstances. Full extent of damage/defects may need to be determined by an additional invasive inspection.

  8. I/We are aware that the prime purpose of a pre-purchase property report is to identify where possible significant defects of the property and/or building structure and fabric, that may affect the clients decision to purchase the property. The prime purpose of a pre-purchase structural pest inspection is to determine where possible the presence of significant issues and/or structural pest activity and/or damage.  

  9. I/We acknowledge that Ausinspect can only make recommendations. I/We are aware that any recommendations that are made by Ausinspect  will be taken into consideration & acted upon accordingly.

  10. I/We are aware that a pre-purchase property inspection should not be confused with an appraisal, a building code inspection, or any guarantee of any kind, but a tool to aid you, the purchaser/owner/agent, to be better prepared and knowledgeable.

  11. I/We are aware that other inspections carried out by Ausinspect, that are considered to be special purpose inspections as per AS4349.0 will be carried out as per the instructions given to Ausinspect as to the intended purpose of the special purpose inspection

  12. I/We are aware that it is beneficial to speak with the inspector after having viewed video or read the written report to clarify items that may not be fully understood.

  13. I/We are aware that Video Report will be provided with brief written report/s as PDF with supporting information, all will be emailed. Video only option does not include written report.

  14. I/We are aware that a cancellation fee of $150 will be applicable for cancellations of inspection, if made after access has been organised or preperation works for inspection have been undertaken or for cancellations on the same day for any unforseen reason, Stephen Koelewyn can be contact on 0418 274 099..

  15. I/we are aware that the larger/expensive properties, those with multiple dwellings, properties on acreage and/or Waterfrontage properties and/or exclusive type properties will attract an additional surcharge, normally capped at $200. Unfortunately, for example, some people simply try to get 2 houses or 2 dwellings inspected for the price of one.

  16. I/We are aware that a so called "conflict of interest exists" when Ausinspect recommends, then offers to carry out Termite Treatments or other trade work where applicable. This so called conflict exists as Ausinspect carries out both Pest Control &  Termite Treatments & various Building works as part of it's day to day business.

  17. I/We are aware of the cost of an Inspection provided by Ausinspect and that payment is to be made prior to delivery and/or the sending of the written report.

Ausinspect Refund Policy:- Ausinspect has a general refund policy with regard to any services provided by Ausinspect, where, for any unforeseen reason, a service could not be provided by Ausinspect then an appropraite refund shall apply, A cancellatio fee would normally apply in those circumstances where a service has been cancelled after property access has been organised, preperation works undertaken and of course for same day cancellations. In those circumstances the refund shall be made, less the applicable cancellation fee (normally $150). Ausinspect will make the appropraite refund promptly upon becoming aware of the need to make the refund. The refund will be made in accordance with the mode of payment that was used at the time of order, meaning that if a credit card was used then that credit card will be credited with the refund.
